Brookfield India Real Estate Trust was settled on July 17, 2020 at Mumbai, Maharashtra, India as a contributory, determinate and irrevocable trust under the Indian Trusts Act, 1882, pursuant to a Trust Deed dated July 17, 2020. The Brookfield REIT registered with SEBI on September 14, 2020 at Mumbai as a real estate investment trust, pursuant to the REIT Regulations. Units of Brookfield India REIT were listed on both NSE and BSE on February 16, 2021. Listed on BSE and NSE, Brookfield India REIT is India`s first 100% institutionally managed real estate investment trust owning and operating Grade A office space. The sponsor of Brookfield India REIT is BSREP India Office Holdings V Pte. Ltd which is an affiliate of Brookfield Asset Management Inc., the flagship entity of the Brookfield Group with a 120-year legacy in managing a broad portfolio of assets across real estate, infrastructure, renewable power, private equity and credit strategies. Brookfield India Real Estate Trust is a leading owner of high-quality commercial real estate assets in India, generating consistent income streams. Since the inception in February 2021, the Trust has grown the portfolio strategically, now encompassing six Grade-A campus-style office parks across Mumbai, Gurugram, Noida, and Kolkata - India`s key commercial gateway. Their sponsor and manager are an affiliate of Brookfield Corporation (formerly Brookfield Asset Management Inc.), whose asset management business is one of the world`s leading alternative asset managers. Their global expertise shapes their asset management competencies, helping them to efficiently operate our assets and enhance their value proposition through ongoing innovation. The principal place of business of the Brookfield REIT is situated at Candor TechSpace IT/ ITES SEZ, Building Gurugram, Haryana, India. Additionally, CIOP, which provides services including property management, facilities management and support services to its Candor Asset SPVs is considered as an investment by the Brookfield REIT under Regulation 18(5)(da) of the SEBI REIT Regulations, and will be directly held by the Brookfield REIT. Brookfield India REIT acquired the entire shareholding (including convertible securities) held by the Sponsor and certain members of the Sponsor Group, in each of the Asset SPVs and CIOP, in exchange for Units on February 8, 2021. The Company acquired 100% stake in Candor TechSpace N2, Noida on January 24, 2022. As of March 31, 2023, Brookfield India REIT owns and operates five integrated campus-format office parks having worldclass amenities in key gateway markets of Mumbai, Gurugram, Noida and Kolkata. These fully integrated, campus-format office parks have a total Leasable Area of 18.7M sf, comprising 14.3M sf of Operating Area, 0.6M sf of Under Construction Area and 3.9M sf of Future Development Potential as on March 31, 2023. In FY 2023-24, the Trust doubled its portfolio by acquiring equal stakes in Downtown Powai and Candor TechSpace G1, Gurugram, in partnership with GIC. It raised Rs 27 billion to fund the acquisition through institutional placement and preferential allotment, alongside a successful Rs 7.5 billion commercial paper issuance. In FY 2025, the Trust acquired 50% stake in the fully operational 3.3 million sq. ft. North Commercial Portfolio from Bharti Enterprises, including iconic assets like Worldmark Delhi, Airtel Center, Worldmark Gurugram, and Pavilion Mall costing Rs 12.28 billion, which was funded through a preferential issue of 40.93 Million units to Bharti Enterprises at Rs 300 per unit, making them the second-largest unitholder holding 8.53 stake during the year. The qualified institutional placement (QIP) by raising over Rs 47 billion in 2025, marked a milestone through a first Indian REIT investment by the International Finance Corporation (IFC) and the Life Insurance Corporation of India. Brookfield India REIT`s portfolio valuation stood at Rs 38,000 Crore in March, 2025, with a NAV of Rs 336 per unit.
